Is Your Property Suitable?

Properties must be clean and well decorated. We will carry out checks on electrical, gas and plumbing installations. Where a property needs improvements to meet our standards, we will identify the work needed and provide support and guidance to help you do it.

Standard Requirements for all Properties

Landlords do not need to provide any furniture, but these items are required:
General Requirements

  • Kitchens with adequate stroage, work surfaces and appropriately placed electrical sockets
  • Plumbing and space for washing machine
  • Cooker and fridge-freezer
  • Clean, unstained and sound floor coverings throughout the property
  • Curtains and blinds as appropriate to all windows
  • Lampshades and bulbs to all light fittings
  • Dustbin with lid
  • Rotary clothes drier or washing line
Heating

Properties must have gas central heating or Economy 7 or Flexi Heat night storage heaters throughout.
 
Repairs And Maintenance

Landlords are legally responsible for the maintenance and repair of rented properties. However the managing Housing Association can arrange for minor work to be carried out by their approved contractors. A 10% administration fee is charged for work arranged in this way. Where work is arranged directly by landlords all contractors must be properly qualified, and registered if working on gas and electrical installations. All contractors must have suitable insurance cover.
Insurance

Rented property needs additional insurance cover and this can increase the premium. Landlords are free to choose their own insurer, but the Housing Association require a minimum level of cover on all properties that they manage. The Agency has negotiated an "All Risks" property insurance policy for all Landlords. This policy covers:
  • The property
  • Owners' contents
  • Loss of rent
  • Third party liabilities
